Baan Kamlangchay

Baan Kamlangchay is a dementia-focused residential care project in Faham Village, about 5 km north of Chiang Mai city centre. The official site describes 14 residents living across several private houses in a Thai village, with Swiss management and a village-based daily setting (official site).

The care model published by Baan Kamlangchay assigns each resident three personal caregivers distributed across a 24-hour rota. A village model rather than a conventional ward

The published model is small: 14 residents live in several private houses within Faham Village. Daily life takes place in an ordinary community setting with access to a village park, swimming pool, co-operative shop and bistro. Families comparing care homes should understand this design clearly. It may appeal to someone who responds better to domestic surroundings, but it is different from a hospital or a large nursing facility with clinical departments on site.

Questions for families living outside Thailand

A placement decision needs more than a tour. Ask how the initial assessment is conducted, which dementia stages and care needs can be supported, and what circumstances would require transfer to another facility. Discuss medication management, nutrition, falls, wandering, sleep disturbance, continence support and communication with relatives. If the resident has diabetes, swallowing difficulty, pressure-injury risk or another ongoing condition, ask for the care plan in writing.

The village is about five kilometres north of Chiang Mai city centre. Families should identify the hospital used for emergencies and routine specialist care, expected transfer time and who accompanies the resident. The published promise that caregivers stay with residents in hospital is significant; clarify any limits, additional costs and how relatives are updated.

International families also need a communication routine. Ask who sends reports, how often video calls or updates are arranged, which languages management and caregivers use and how consent is managed if relatives are in another time zone. Clarify visiting arrangements, temporary absence, personal spending, room contents and what is included in the monthly fee.

Before committing, request a live or virtual tour of the specific house and room, a sample daily routine, staffing information, fee schedule and admission agreement. Ask how personal belongings, dietary preferences, religious practice and meaningful activities are incorporated. Dementia care is highly individual. The three-caregiver model and small residential scale are the defining features, but suitability depends on the resident's clinical needs, behaviour, mobility and the family's expectations for medical oversight.
